Stop Leaks Before They Become Repairs

Water that gets past a deck coating, a window or a stucco crack doesn’t stay put. It soaks into framing, feeds dry rot and turns a small leak into a structural repair. Woodmark Construction is a licensed San Diego waterproofing contractor (CSLB #541402) that has served HOAs, commercial properties and property managers since 2012. We find where the water is coming from, repair the damage and seal the building so it stays dry.

Waterproofing Services

  • Deck and balcony waterproofing: Elevated decks and balconies take the most weather. We install and replace deck coatings, membranes and flashing, and we repair the framing underneath when water has already gotten in. This work often goes hand in hand with SB326 balcony repairs.
  • Leak detection: Before we fix anything, we track down where the water is actually coming from. A stain on a ceiling can start several feet away at a door threshold, a deck edge or a roof-to-wall joint.
  • Water intrusion repair: Once the source is found, we remove wet and damaged materials, repair framing, drywall and finishes, and correct the cause so the leak doesn’t come back. See our water damage repair page for cleanup and restoration.
  • Exterior wall and window leaks: Cracked stucco, failed sealant, worn siding and poorly flashed windows and doors are common entry points. We repair stucco and siding, reflash and reseal openings, and replace windows where needed.
  • Dry rot from water damage: Long-term moisture leads to rot in joists, posts, fascia and sill plates. We replace damaged wood and fix the moisture problem behind it. Learn more about termite and dry rot repair.

HOA and Commercial Waterproofing

Leaks at an HOA or commercial property affect more than one unit or tenant. We work with board members, property managers and business owners to schedule work around residents and operations, keep everyone informed, and give clear written bids the board or owner can approve.

  • Condominium and townhome communities
  • Apartment and multi-family buildings
  • Offices, retail storefronts and mixed-use buildings
  • Common areas, walkways and stairways

Our Process

  1. Free site walk. We look at the leak, the damage and the surrounding building.
  2. Find the source. We trace the water to where it is getting in, not just where it shows up.
  3. Written estimate. You get a clear scope covering repairs and waterproofing.
  4. Repair and seal. We fix damaged materials and framing, then install or restore the waterproofing.
  5. Communicate. If we uncover hidden damage, we show you and discuss the options before going further.

Waterproofing FAQ

How do I know if my balcony or deck needs new waterproofing?

Look for cracked or peeling coatings, soft spots, stains or rust under the deck, and water damage on ceilings or walls below. If you see these, schedule a site walk before the framing is affected.

Can you find a leak that only shows up when it rains?

Yes. Intermittent leaks are common. We inspect likely entry points such as deck edges, thresholds, windows and wall penetrations to find the source.

Do you repair the damage, or only the waterproofing?

Both. We repair damaged framing, drywall, stucco and trim, and then fix the waterproofing so the problem doesn’t return.

Do you work with HOAs and property managers?

Yes. HOAs, commercial properties and property managers are our core clients. We provide written bids and coordinate scheduling with residents and tenants.
